I can be a FSBO: Why do I need FsboAid©?

You can sell your property as a For Sale by Owner. But as a FSBO you must comply with the state disclosure laws and you need to have the state required forms. Omitting any disclosures can lead to problems with the State, not to mention the possible problems with your buyer just before you close or months after a closing. 

HOWEVER by using FsboAid© , you will have ALL disclosures required by the State of California PLUS my expertise of 33 years of experience in the state of California WITHOUT the usual commission cost!

Can't the escrow officer help me with disclosures?

Escrow can not offer assistance with any state mandated disclosures. This is the job of a licensed real estate professional. Escrow is not required or licensed to provide the necessary forms. I developed FsboAid© to provide you with an inexpensive way for you to conform with the legal requirements and also to have a smooth transaction.

Where must my property be located in order to use the FsboAid© service?

I can provide FsboAid© on any property located in the State of California. However, I reside in Nipomo, Calfornia and I do recommend that sellers research local city or county laws and ordinances pertaining to real estate sales; there may be special disclosures and forms required for your area. However, at seller's request, I will review those forms and assist with completion.

How did FsboAid© become my solution to today's bumpy market?

When the real estate market was in a boom, I knew it was inevitable that the market would turn. I was really worried that my clients would suffer in the long run. From my years of experience, I knew that the loan types that were being used by MANY buyers could lead to major disasters....foreclosures. AND, I was right!

I literally pulled back from the market and realized that something would have to be available for sellers and buyers down the line. And FsboAid© started to gel in my mind. After only 7 weeks of vacations in 30 years, I stepped away from working long hours and sat back and enjoyed the world, my grandchildren, my dogs and horses. BUT, FsboAid was still rumbling around in my head. I started in '07 to seriously put the idea together.

SELLERS and BUYERS needed another OPTION to the high cost of conventional real estate sales and purchases; the (yes!) outrageous commissions, the lack of training and experience that I was seeing.

What are the basic duties of a seller?  Using FsboAid©, a SELLER will handle signage, advertising and showings. A seller may have the option of placing their home in a local MLS.

The FsboAid© email system will allow you to ask questions and receive guidance. You will have access to my email assistance to aid you through the escrow, advise in the buyer loan followup, escrow procedures, loan progress/details and other pertinent information related to your sale.

How does FsboAid© assist buyers? Buyers need the confidence that they are receiving what they are paying for...a property that conforms to all the seller disclosures and their own expectations.

Buyers need to know the type of loans that are available, the cost of the loan, the future of the loan; i.e., ALL the details fully explained by a competent loan officer.
